He named the estate Newington after his family’s estate in Kent, England. Blaxland was generating 8 tonnes of salt per week for the Sydney market from a series of salt pans he constructed along the Parramatta River in 1827. Blaxland also constructed a tweed mill, a lime kiln, and a flourmill. St Augustine’s Chapel was constructed in 1838, whereas Newington House was completed in 1832.

In 1843, Blaxland mortgaged the property to the Australian Trust Company. The Trust Company recouped the money by selling the property to John Dobie after his death in 1851. The Blaxland family repurchased the estate from Dobie in 1854, but pledged it as collateral for a significant loan. The property was passed to the Official Assignee of the Insolvent Estate of Edward James Blaxland in 1860, who then leased the property to the Methodist Church, who established Newington College on the site. John Wetherill acquired the land that encompassed the region between present-day Holker Street and Carnarvon Street in 1877.
